How does the hosting process work?

This is a question many people have. It isn’t as simple as adding photos to a website, then racking in cash. There are many factors that will allow you to have a successful Airbnb or VRBO. It takes planning, time, and the knowhow to have a 5-star listing.

There are many people in different parts of the hosting process; some have there listing posted but no bookings, some aren’t live yet but have everything ready to go, and some haven’t even purchased the property yet. If you are one of these, or somewhere in between - I’ve got you. I put together my hosting process and how I get your property ready for the first guest!

Listing Process

Getting the House Ready (pre-listing)

Once all of the work or remodeling is finished, we go through together and make sure everything is ready to get 5-star reviews from guests.

  • Make lists of everything you have and how to use it. (House manual)

  • Make sure everything is working properly.

  • Make a list of things we need to change, or supplies we need to purchase.

  • Discuss any concerns, or potential concerns guests might have, and how we fix them.

After we have worked out any kinks, we move on to creating the listing.

Creating the Listing

This is where we sit down and talk about how you want your listing to look and feel. This can be a process we talk about and you hand off to me, or we can sit down together and do it. Whichever you prefer.

  • Hire a professional photographer to really show the great aspects of your property.

  • Create house rules, house manual & guidebook, and how you want your listing to run.

    • Depending on your goals, I can optimize this for most profit or most accessible to the owner. However you decided.

  • Decide on pricing of the property

    • I have a lot of tactics I can share with you on how to get the most profit.

  • Go over all of the local laws, licensing, and taxes in your area.



Logistics

Cleaning & Supplies

This is where we get the cleaners to come in and give us an estimate along with discuss who provides supplies and linens.

  • Do the cleaners provide all of this and bill you for the supplies, or do I purchase (in your behalf) supplies and have them stored at the property? I.e. toilet paper, shampoo, linens, hand soap, etc.

There are a few ways we can do this. We can discuss what options work best for you and your property.

Services

The services needed for the property will vary.

  • Snowplowing

  • Lawn Care & Landscaping

  • Hot Tub Cleaning

  • Handyman - Sometimes can do plumbing and electric

  • Plumber

  • Electrician

I will have these lined up for times when needed. These services will be a cost to the homeowner.

Calendar

I want you to be able to enjoy your property as much as you would like. Knowing dates you plan to use the property allows me to block out dates ahead of time. Things to discuss

  • Good times for personal use of the property.

  • Good times for updates and maintenance.

  • Busy times where we can increase rates and boost revenue

Timeline

  • Getting the house ready (From scratch) - 1-2 weeks

    • Normally the photographer takes the longest, so if we can be proactive we can decrease this time quite a bit.

  • Creating the listing - 1 week

  • Listing posted and all systems a go - 2-3 weeks

This process can take as little as a week if we are proactive and no problems arise.

Overview

Once the property is ready and all systems are in place - we are ready to go! The preliminary work is finished and the property is now set up for success. Moving forward I will continue to maintain excellent account health, guest communication, and management - delivering you a profitable property.
